What Local Amenities To Look Out For When You're Buying A House

Buying a house is probably the biggest investment people will make in their lifetime. While the house itself is crucial, the surrounding local amenities can significantly impact your quality of life and the property’s value. Here’s a comprehensive guide on what to look for when assessing local amenities during your house-hunting process.

Proximity to High-Quality Schools

For families with children or those planning to have them, proximity to high-quality schools is paramount. Good schools not only provide better education opportunities but also contribute positively to property values. Research school districts, visit potential schools, and check their rankings and reviews to ensure they meet your standards.

To get an impression of the local area, there’s no better person to talk to than a trusted estate agent. These Bedminster estate agents have plenty of information on their website about the local area and will be happy to speak with you too.

Access to Healthcare Facilities

Nearby healthcare facilities are essential for ensuring that you and your family can receive prompt medical attention when needed. Look for hospitals, clinics, dental offices, and pharmacies within a short drive or walking distance. High-quality healthcare services provide peace of mind and contribute to the overall desirability of the neighborhood.

 Transportation Links

Ease of transportation is a significant factor in choosing a home. Check for access to major highways, public transit options such as buses, trains, or subways, and the overall walkability of the area. Proximity to transportation hubs can save commuting time and enhance convenience for everyday activities.

Shopping and Dining Options

Convenient access to shopping centers, grocery stores, and a variety of dining options can greatly enhance your lifestyle. Local supermarkets, farmers' markets, and retail outlets ensure that you have easy access to essentials. Diverse dining options, including cafes, restaurants, and takeout spots, add to the vibrancy of the area.

Recreational Facilities

Recreational facilities, such as parks, gyms, sports complexes, and community centers, contribute to a balanced and healthy lifestyle. Green spaces and parks are particularly valuable for families and pet owners, providing areas for outdoor activities and relaxation. Fitness enthusiasts will appreciate nearby gyms and sports facilities.

Safety and Security

Safety is a fundamental concern when choosing a home. Research the crime rates in the neighborhood and look for indicators of a secure environment, such as well-lit streets, community watch programs, and a visible police presence. A safe neighborhood not only ensures peace of mind but also enhances property values.

Cultural and Entertainment Venues

Access to cultural and entertainment venues such as theaters, museums, galleries, and music venues can enrich your living experience. These amenities provide opportunities for leisure and cultural engagement, making the neighborhood more attractive and vibrant.

Employment Opportunities

Proximity to employment hubs is crucial for reducing commuting time and enhancing work-life balance. Look for areas with a strong job market and easy access to business districts, tech hubs, or industrial zones that are relevant to your profession. Even if you work remotely, having employment opportunities nearby can be beneficial for potential resale value.

Community Services

Community services such as libraries, post offices, and local government offices add convenience to daily life. These amenities make it easier to manage various administrative tasks and access resources for personal and professional development.

Environmental Quality

Lastly, consider the environmental quality of the area. Look for neighborhoods with clean air, low noise levels, and minimal pollution. Proximity to natural features like rivers, lakes, or mountains can enhance the aesthetic appeal and recreational opportunities of the area.

From Farm to Fork: 2024 National Food Fair Champions Agricultural Enterprises

The 2024 DTI-Bagong Pilipinas National Food Fair (NFF) is not just a feast for the senses; it's a celebration of the heart and soul of Filipino food entrepreneurship and sustainable agriculture. This year’s NFF will take place from July 3 to 7 at Megatrade Halls 1-3, SM Megamall, Mandaluyong City. Organized by the Department of Trade and Industry (DTI) – Bureau of Market Development, Promotions, and OTOP (BMDPO) in cooperation with the DTI Regional and Provincial Offices, the NFF will showcase a diverse range of products and initiatives that support local MSMEs and sustainable practices.

Empowering MSMEs from Farm to Fork

The NFF has always been a staunch supporter of micro, small, and medium enterprises (MSMEs). This year, the fair is proud to host over 200 MSMEs from all corners of the Philippines, each with their own unique story and a passion for sharing their culinary traditions. From Philippine wines and coffees, fresh and processed foods, to regional delicacies, the NFF will offer a true taste of the archipelago's rich culinary heritage.

Supporting Agricultural Enterprises and Rural Development

In a testament to the transformative power of entrepreneurship, the NFF will highlight the remarkable achievements of initiatives that demonstrate the potential for inclusive growth in the agricultural sector, particularly in the coconut industry.

Shining a spotlight on the thriving Coconut-Based MSME Cluster highlights the versatility and economic potential of this beloved Filipino crop. From coconut oil and vinegar to innovative coconut-based snacks and desserts, these MSMEs are proving that the humble coconut can be transformed into a wide range of high-value products that can be globally competitive.

Investing in the Future of Filipino Food

"The NFF is not just about celebrating Filipino cuisine; it's about empowering our local communities and ensuring a sustainable future for our food industry," says DTI-MSME Development Group Undersecretary Ma. Cristina A. Roque. "By supporting MSMEs and promoting sustainable practices, we are investing in the future of our country."

CCP SCHOLAR LIZZIE ESTRADA’S SUNTOK-SA-BUWAN JOURNEY INTO SERENADING THE WORLD

Classical Soprano Lizzie Bett Estrada

No dream is too big when you have the courage to pursue it. For UK-based, classical soprano Lizzie Bett Estrada, her dreams can move mountains and people – in more places than one.

“My parents can sing. We are a typical family who enjoys karaoke,” laughed Estrada. “I started
joining choirs in elementary since I enjoyed singing with people, and then I got to know more about my voice and what it was actually capable of.”

Estrada is one of the scholars of the Cultural Center of the Philippines’ International Scholarship Program, which aims to provide financial support to exceptional learners who have achieved outstanding academic and artistic excellence in their respective art forms and have been accepted to higher educational institutions outside the Philippines.

Estrada’s love for singing brought her to the Philippine High School for the Arts (PHSA), where she
graduated with Highest Honors and an Outstanding Student Award in the field of music.
The Laguna-born music artist looks back on the start of her musical journey and revealed
the depth of her father’s support to get her into PHSA.

“My dad was the one who suggested PHSA. I think his intention was just getting free tuition so he didn’t know that singing in PHSA is actually classical. I didn't know anything about music theory when I first auditioned, so suntok sa buwan siya.”

Back then, the young CCP scholar persisted in learning basic music theory from her choir conductor until she passed her second audition and finally entered the learning institution located in Makiling.

“I really enjoyed singing during my first four years in Makiling. Sobrang saya na makapag-aral ng iba’t ibang genre tulad ng pop and choral singing. And then I started joining competitions outside of the country,” she enthused.

Estrada competed in Thailand and Singapore during her second and third years in PHSA. Despite not winning, she was happy to perform in different music halls abroad. The experience made her hope to perform on a bigger stage.

Lizzie Bett Estrada singing her heart out

“It was a slow and gradual love for singing and opera. Hearing stories from my teachers, parang and sarap mangarap nang malaki kasi ‘yung mga kinukwento nila that they've been everywhere. So I thought, what if I could also do all those things?”

Estrada’s repertoire grew under the tutelage of her PHSA mentors Camille Lopez-Molina and Pablo Molina. She eventually received scholarship offers from two prestigious music schools in London - the Royal Academy of Music and the Guildhall School of Music and Drama.
Despite her concerns over the expenses of moving to the United Kingdom, Estrada and her father were determined to pursue the once in a lifetime opportunity.

“Suntok lang sa buwan. I was also trying my best but it was my dad who wrote all the letters and physically sent them to the NCCA, Ayala Foundation, and the CCP. We were hoping they would support us since we already have a full scholarship – and they did.”

The CCP, through its then president Margarita Moran-Floirendo, offered to make Estrada one of its International Scholars and shoulder her accommodation, allowances, and other educational expenses.

Currently, Estrada is taking the Music Standard Pathway program at the Royal Academy of Music and training under the tutelage of Professor Susan Waters. She recently took home the first prize at the Kathleen Ferrier Society Bursary for Young Singers in Manchester, England.
Estrada reflects on her experience: “Two weeks before the competition, we had a run through
during our performance class.”

“And funny enough I was being too humble - as Filipinos tend to be - so, pagkatapos ko kumanta, I kept saying ‘Oh no, I didn’t really do good kasi I made so many mistakes.’ Kinausap ako ng teacher ko. She said, ‘You really did good, it’s just in your culture to be humble. That’s why the first thing you thought was that what you gave was not enough. But the truth is, it is enough.”

Estrada realized she just had to let herself enjoy the music and feel the genuine appreciation of the audience to make her performances more meaningful. “I felt like I won not because I was sure na mananalo ako, but because I discovered that feeling myself. It was very nurturing for me. I was free.”

Nowadays, Estrada is actively working on how to improve herself by exploring her strengths and weaknesses. She recalls a lesson from her mentor Lopez-Molina about having grit so she could push through the obstacles that may come her way. “Just dream big. Sabi nga nila, it doesn’t cost anything to dream.”

Skip to the loo for an additional number two? MakatiMed says that there is no reason to be concerned

Nature’s call is hard to deny, especially if it’s number two! This is why we know the malls and gasoline stations with the best comfort rooms—we need that reliable flush and bidet for the extra trip. One can’t help but wonder: is my twice-a-day-or-more bathroom habit something to panic about?

Carlo M. Cornejo, MD, Section Chief of Gastroenterology in the top hospital in the Philippines Makati Medical Center (MakatiMed) says there’s no need to panic—just yet.

“First, there’s really no absolute standard for how often one should poop. Most experts agree healthy bowel movement frequency can range from three times a day to three times a week, depending on the person,” says Dr. Cornejo. “Any changes to this frequency can be caused by a number of dietary and lifestyle factors.”

In fact, pooping more often might be a sign of a healthier body. One of the most common reasons for an increase in bowel movements is due to more fiber intake from vegetables like carrots, broccoli, and beets. Even exercising more causes frequent trips to the bathroom as it helps digestion and makes colon muscles contract more, which helps move stools regularly.

“Eating more fiber and working out are actually things doctors recommend if a patient is constipated. In some cases, pooping more often should be welcomed,” adds Dr. Cornejo.

Other causes for pooping more might just be simple lifestyle factors such as being stressed and frequently drinking coffee. “If you’re stressed out at work then neurotransmitters send signals from the brain to the gut, which may cause the gut to alter your digestion,” explains Dr. Cornejo. “It doesn’t help that many people cope with stress by turning to coffee. One extra cup is enough to cause more movement and muscle contraction in the intestines.”

So, when is pooping more a sign of a serious problem? MakatiMed says to watch out for discomforts like abdominal cramps and pain, bloody stool, and mucus in poop. You should also stay vigilant for possible accompanying symptoms like weight and hair loss. These could be signs of more serious underlying conditions ranging from gastroenteritis to Crohn’s disease.

“Pooping more frequently shouldn’t be anything more than a mild inconvenience at most. You should still be able to go through your daily life largely unaffected,” shares Dr. Cornejo. “As soon as there’s a sign of anything else going on, I highly recommend visiting your doctor before the problem gets worse.”

REDISCOVER FILIPINO IDENTITY IN CCP’S OUT-OF-THE-BOX SERIES: GANITO NA KAMI NOON, PAANO NA NGAYON?

A new play mines the works of three National Artists as it examines Filipino identity through the years.

This July 5 to 7, the Cultural Center of the Philippines presents the second edition of the Out-Of- The-Box Series, kicking off with Ganito Na Kami Noon, Paano Na Ngayon?, a full-length play written by Jose Victor Torres and directed by CCP Artistic Director Dennis N. Marasigan. Tanghalang Pilipino Actors Company will bring to life the different characters.

For the opening salvo of the series, Torres interweaves the works of National Artists Alejandro Roces, F. Sionil Jose, and Eddie Romero, who all celebrate their birth centenaries this year. He drew elements from Roces’ We Filipinos Are Mild Drinkers, a story focusing on Filipino drinking habits, and Jose’s Po-on, part of the Rosales Saga novels depicting a tenant family's flight from Spanish oppression in Ilocos to Pangasinan, and Romero's Ganito Kami Noon, Paano Kayo Ngayon.

Referencing these works while reshaping them, the playwright has crafted an out-of-the-box production that re-imagines the journey of Kulas, the central character in Romero's 1976 film, against the backdrop of overlapping Spanish and American occupations and the Hukbalahap movement.

SEARCHING FOR IDENTITY

At first glance, these three works tell different stories, written in distinct styles. On closer examination, they share a timeline and central theme, exploring and questioning the Filipino identity. “What defines a Filipino? If we are saying we are all Filipinos, why are we fighting each other in the name of the Philippines?” said Marasigan.

For Torres, the play examines identity from various angles. “Through this production, we bring the concept of identity beyond the usual context – accepting our identity as Filipinos in different scenarios. When discussing heroism, we often focus on the Katipunan and the Philippine Revolution. But what about the American war, the Hukbalahap movement? No matter how we condemn them as communists, they are still Filipino,” said Torres.

Rather than using prominent figures like Bonifacio, Mabini, Rizal to discuss the Katipunan and the revolution, the play employs relatable characters drawn from the works of Jose, Roces, and Romero to paint a holistic picture and examine historical accounts.

STAGING UNCONVENTIONAL WORKS

Through its unconventional programming, the CCP Out-Of-The-Box Series for 2024 aims to shine a light on National Artists and reintroduce their works to new generations of audiences. Marasigan hopes the play will ignite curiosity and spark a genuine interest in the works of Philippine National Artists.

“We often hear the names of National Artists mentioned at events, yet many are unfamiliar with their works, their contributions, and why they received the highest honors given to Filipino artists.

As the CCP Cine Icons screens cinematic masterpieces by our National Artists, the OOTB Series aims to highlight other National Artists and their works,” Marasigan emphasized.

Catch the CCP Out-of-the-Box Series: Ganito Kami Noon, Paano Na Ngayon? on July 5 at 7pm, July 6 and July 7 at 3pm, at the Tanghalang Ignacio B. Gimenez (CCP Blackbox Theater), located at the CCP Complex along Roxas Boulevard, Pasay City. Tickets are priced at ₱1500.

For the latest updates on the CCP Out-of-the-Box Series and CCP shows, follow the official CCP social media accounts on Facebook, Twitter, Instagram, TikTok, and YouTube.

Taking Customer Feedback on Board

Is the customer always right?

Regardless of your opinion on the answer to that question, it cannot hurt to know what they think. That is the purpose of customer feedback, and it is something that businesses are often very enthusiastic about receiving. They want to know how they can do better in the eyes of customers, and they want their willingness to make that effort to be plain to see.

Sometimes, though, you might struggle to implement your audiences' suggestions as easily as you would like. Therefore, it helps to know some ways that you can make these potentially transformative changes easier to implement.

The Level of Change

If you collect feedback forms and find that the same issue is coming up again and again, you can be fairly confident that it's worth looking into. The difficulty can come in actually implementing change due to the overhaul that it could require and the disruption that your brand suffers as a result of that.

For example, if you are getting criticism about the delivery service that you are using. You might find that it's time to look for another option, such as Shiply, that can provide you with more confidence in your goods getting to where they need to go on time and in the right shape. However, the difficulty might come in timing that swap effectively so that there is as little downtime as possible. The end result will likely be worth it, and it is important that you don't let the disruption deter you from making that shift – it's just about knowing how to do it right.

Your Own Way

However, you might want to avoid a situation where your business is dropping everything by changing approaches based on what customers are saying. After all, this isn't your only source of information, and you have your more statistical information to back up what might be the right move. That is not to say that you should discount what customers are saying, but while the information is important, you might find it more worthwhile to implement these changes in a way that makes sense for your brand.

The end result could be that you are able to deliver something that still feels very much like an original idea from your business, but one that incorporates what you know your audiences want.

Discount Anomalies

When you are receiving criticism, it can be difficult to not take it personally. However, with customer feedback, you have to understand subjective opinions' role. While you could argue that it is all subjective, a strong sample size can give you a better impression of the issues that multiple people agree on against the ones that only come up fleetingly in comparison. You want to be able to identify anomalies so that you do not confuse your approach by trying to please too many opposing directions. If you are able to use the information you gain to identify your biggest weaknesses or vulnerabilities, then it's been a worthwhile venture.

Breville taps Pinay barista champ as brand ambassadress

Breville Philippines Food and Beverage (F&B) Business Unit Manager Elijah Marie Cortez-Flores, Breville Philippines Ambassadress Vanessa Maclang Caceres, and IAJWC President Ma. Cristina S. Llamo

While the Philippines actually falls under the “Bean Belt”—an equatorial zone of the biggest coffee-growing countries in the world—it still lags behind the emergence of a revolutionary movement that reshapes the peoples’ connection to a cup of Joe.

Nevertheless, it’s not too late for this nation to firmly establish its own coffee culture, wherein majority, if not the entire populace, have a general knowledge and appreciation of this well-loved drink, coupled with their strong familiarity, exposure and use of available technologies in the market to make a cuppa.
With this in mind, IAJ Wellness Corporation (IAJWC), the exclusive distributor of Breville in the Philippines, has officially signed up multi-awarded barista and famed content creator Vanessa Maclang Caceres as the country’s ambassadress of the leading small kitchen appliances brand from Australia.
Impressed by the rich and mature coffee culture of various countries, IAJWC President Cris Llamo dreams of replicating such trends locally, where Filipinos do not merely drink coffee but dive deep into the art and appreciation of its unique flavors and origins.
“Hence, our partnership is aimed at raising more awareness on coffee culture and appreciation in the country,” she said during their contract signing held recently in Makati City.
“We want to be in the forefront of educating the people about Third Wave Coffee. That’s why we really want Vanessa to become our ambassadress because her vast knowledge of the industry will be of big help to elevate the peoples’ understanding of specialty coffee,” added Elijah Marie Cortez-Flores, Food & Beverage (F&B) Business Unit Manager at Breville Philippines.

Breville Philippines' PR Agency Partner CatPR Head Nadine Tan, Breville Philippines Food and Beverage (F&B) Business Unit Manager Elijah Marie Cortez-Flores, Breville Philippines Ambassadress Vanessa Maclang Caceres, and IAJWC President Ma. Cristina S. Llamo

Being an ambassadress, Ms. V (her online monicker) or Mamita (as fondly called by her colleagues) will mainly help promote the brand’s coffee category, plus other kitchen appliances through her social media contents. With her new role, she will also work closely with the brand in equipping the frontliners, which include promo merchandisers, with the most up-to-date knowledge about specialty coffee in order for them to effectively sell Breville products to customers.
“Transfer of knowledge should not go wrong. We want to make sure that our people who interact with the customers are saying the right things about coffee and how best to enjoy it using Breville products. So it’s important to have somebody like Ms. Vanessa, who's been in the industry for a long time—19 years to be exact. There's a wealth of information and experience that we can learn from her,” Llamo said.
“Through her hands-on training, we also believe that we will be able to foster a deeper appreciation for Breville products, especially the espresso machine category,” Flores added.
Elated by their confidence, Caceres is very thankful of their partnership. She quipped: “I’m happy that they trust me with this partnership. I’m really grateful to train their frontliners and share my knowledge on Third Wave Coffee to other people.”
Breville Philippines started to tap her in March 2023 for Women’s Month using the Breville Bambino Plus. Little did she know that her first encounter with this small espresso machine would make her a firm believer and, eventually, ambassadress of the brand. She said: “It’s not like other similar products, wherein everyone can pull a shot of espresso. No one can do steamed milk that is much better than Breville.”
What Caceres loves about the brand is its innovative wide array of products that do not only address the complications of coffee-making processes, but the whole kitchen concerns as well. Their designs go hand-in-hand with functionalities, befitting the requirement of each client.
Although Breville is positioned as a premium brand, it’s worth the investment given the endless possibilities it can do for the buyers. No wonder it's now Vanessa’s constant kitchen companion.
“It’s really a part of my daily life. Once you have it in your kitchen, you cannot stop using it. That’s why you really get your money’s worth,” she stressed.

The common concerns men should watch out for

From holding your infant in your arms for the first time to chasing your toddler around the playground, early parenthood is filled with experiences that make every young father feel invincible. This seismic upheaval in your life inspires you to be a better guy. Having your own mini-me or tiny princess forces you to rethink your life choices as a provider and defender of the family, so you're pursuing promotions or business initiatives while keeping mom and kids safe and happy. Dude, have you considered your health recently?

Joel A. de la Rosa, MD, from the Section of Cardiology of the leading hospital in the Philippines, MakativMedical Center (MakatiMed) emphasizes that males frequently have a terrible tendency of relegating doctor'svappointments on the back burner. "Many strong young guys delay going to the doctor until it's too late. In contrast to women who have regular gynecologist appointments, guys are just not encouraged to see a doctor regularly. However, refusing to acknowledge your present health issues and sensitivity to certain conditions can cause bigger health problems that can alter your life,” says Dr. de la Rosa.

MakatiMed underscores that one common health problem that young men should watch out for is ischemic heart disease or when the heart doesn’t get enough blood and oxygen because of the narrowing or hardening of the arteries. “It is the top killer disease in the Philippines. The risk for this disease begins developing when you’re in your 20s or 30s when most people are also exposed to chronic stress, which can lead to persistent elevation in blood pressure, commonly known as hypertension, damaging arteries, and building plaques,” explains Dr. de la Rosa.

Young dads should be vigilant against cancers affecting the lungs, liver, colon/rectum, prostate, stomach, and leukemia, as these have emerged as the most prevalent types of diagnosis for Filipino men. “Many of these cancers develop over time because of unhealthy habits like smoking, eating too much processed and fatty foods, and a lack of physical activity,” notes Dr. de la Rosa.

Type 2 diabetes is another consequence of poor lifestyle choices. “Beware of symptoms like constant thirst, constant urination, fatigue, dizziness, weight loss, and slow-healing wounds, especially for those who eat a lot of refined carbs, sugars, and saturated fat,” cautions Dr. de la Rosa.

Heart disease, cancer, and type 2 diabetes are serious health conditions that greatly affect one’s quality of life. “These diseases eat up not only your health but also precious time with your family and your resources, too. Fortunately, it’s never too late. You can always start investing in your health today,” highlights Dr. de la Rosa.

Managing stress, living a healthier lifestyle by eating more fruits and vegetables, and spending more time exercising, as well as performing essential regular and diagnostic tests, and simply spending quality time--There are some real actions young fathers may take to improve their health.

“Dads, your kids are counting on you, from diaper changes to school runs to solving math to navigating life. Now, maintaining health is a hallmark of a great, responsible father. So, prioritize your well-being and see a doctor regularly. You owe it to that little baby who made you a better man,” emphasizes Dr. de la Rosa.

Reflecting the past triumphs

Each picture is a solid reminder of the challenges we've conquered and

the victories we've celebrated. Think about your school years, from kindergarten

to college. Every graduation photo tells a story of your struggles and successes.

Even if you had to pause your education to work, that graduation photo,

when you finally achieved your degree, symbolizes your grit and determination.

It proves that it's never too late to reach your goals.

Capturing new beginnings

As we navigate life's ever-changing landscape, photography becomes a beacon

of hope and renewal. It allows us to capture the excitement and optimism of new

beginnings, whether starting a new career or pursuing a long-held passion.

Even the simplest photographs, like your first ID picture for job

applications, symbolize a fresh chapter as you transition into adulthood.

Each photo affirms your readiness to embrace change and strive for greatness.

Immortalizing milestones

We all reach new heights at our own pace, and these milestones deserve

to be celebrated. Photography lets us capture these special times forever.

Think about the couples who finally take their wedding photos after years

of being together or those who welcome a baby after trying

for so long. These photos prove their patience and commitment,

inspiring others to pursue their dreams, wherever they are in life.

Honoring personal growth

Looking back at ourselves can be a powerful tool for growth. Photography offers

a unique way to see our journey of self-discovery. By capturing moments of

reflection and self-acceptance, we celebrate how far we've come and the

challenges we've conquered. For example, someone who

who as struggled with self-confidence might finally feel comfortable

getting a professional portrait taken. This portrait becomes a symbol of their

newfound acceptance and inner strength.

On realizing one’s greatness

Realizing that it's never too late to be great brings freedom.

It shows that greatness isn't tied to age or circumstances but to our willingness

to pursue dreams and embrace the unknown. As we navigate this journey,

we can document our growth and victories, with Great Image helping

every step of the way.
